This upscale, multi-family housing project is located at the southeast corner of University Avenue and 61st Avenue. Trident Development is almost complete with its third and final building in the Cielo apartment complex. The full complex includes 267 units of market-rate apartments in the Transit Oriented Development District at University Avenue and 61st Avenue. Former City Hall - Ebenezer Senior Housing
Development plans have been approved by the City Council to allow the construction of a 135-unit senior “with services” building, which will be operated by Ebenezer Homes. It will include a mix of independent, assisted and memory care units. It is anticipated that construction will start the summer of 2019 and be completed by early fall 2020.
Fridley Civic Campus
The City of Fridley completed its new Civic Campus at Locke Park Pointe, the former Columbia Arena. The new campus serves as a one-stop-shop for all city hall, public works and public safety needs.
The final stages of the Fridley Civic Campus development are moving along quite quickly. The approval of Pulte patio home development south of the campus was approved for 26 homes in June of 2018 and all but five lots have been sold as of April 2019. Lennar received master plan approval from the City Council on April 8, 2019 to allow the construction of 72 townhomes. There will be two types of townhomes referred to as the Carriage Urban Row and the Colonial Patriot. The start of construction on this project will likely start mid-summer 2019.
A new retail building has been constructed on the NW corner of 83rd Avenue and University Avenue. This is the first of two retail buildings that will be constructed on the site. Dunkin' Donuts and Sports Clips are the first two tenants in the first building. Construction on building two will start once they have leased 50 percent of the building.
Fridley Park of Commerce
Two new industrial office, production and warehouse buildings have been constructed on the NE corner of Interstate 694 and East River Road. The 250,000 square foot building closest to I-694 is occupied by Taylor Communications, a specialty marketing firm. The tenant is the second building hasn’t been identified yet.
Fridley Station Village
Sherman Associates Development received final plat approval in April 2019 to finalize the Fridley Station Village project that is generally located at 6050 Main Street. This project will allow for the construction of a 267-unit mixed income transit-oriented multi-family residential development. There will be 96-unit market rate building, a 100-unit independent senior market rate building, and a 71-unit affordable multi-family building. The start of construction is anticipated for mid-summer 2019.
Northstar TOD Master Plan
The Northstar TOD Master Plan guides future redevelopment in Fridley to complete necessary pedestrian/cycling connections to transit, including buses and the commuter train.
The industrial redevelopment project is nearing its final stages. The “Stacks” building along the railroad tracks recently received a building permit to finish the interior and exterior remodel for a brewery use. Visit Northern Stacks website for new updates.
Osborne Road Corridor Study
Anoka County is considering transportation improvement options for the stretch of Osborne Road from University Avenue to old Cedar Avenue (CSAH 65).
River Road Park of Commerce
This 456,000 square foot industrial site will house two new office, production and warehouse buildings. The 250,000 square foot anchor tenant is Curtis 1000, a specialty marketing firm. The remaining office and showroom space is currently under construction, with the announcement of a tenant not yet made.
